Contract Challenges
Exton Estates on behalf of Clowes Developments (UK) Ltd is developing a former 9 ha landfill Site into two industrial logistics warehouse units. This project is complex in nature given the site’s historical use as an unlined domestic landfill dating from the 1970s to 1980s and its environmental setting (a Principal Chalk Aquifer and nearby sensitive and protected stream/harbour). As such, the project involved extensive negotiation with both key regulators (Environment Agency & Local Authority) and the clients wider project team to ensure geoenvironmental risks were duly considered in support of the planning application. Substantial negotiation with the Environment Agency was also required to maximise the reuse and recovery of site-derived materials during the development works.
Our Solution
Successful approval of complex assessments:
The deliverables of our work were under significant scrutiny by the Regulators due to the sensitivity of the site and the significant contamination risks associated with former landfill. This drive for high quality outputs in conjunction with proactive engagement with key regulators from an early stage in the project culminated in successful approval of the detailed ground risk assessment and remedial strategy for the site by the Regulators (Environment Agency, Natural England, Local Authority). Planning approval has also recently been granted by the Local Planning Authority.
On time, on cost delivery:
As this was a development led project, delivery timescales were extremely important. Delta-Simons ensured that project timescales were met by allocating appropriate resources to the project. This avoided the risk of cost overrun whilst ensuring that the Regulators requirements were also catered for alongside high-quality delivery.
